Captiva Homes have an exciting opportunity for two New Homes Sales Specialists (one full-time and one part-time) to join the fastest growing new housing development company on the Isle of Wight.

This role is extremely exciting; you will be an ambassador who knows your product inside out, showing customers around some truly beautiful homes or apartments and as a team, continuing to support them through their onward journey. You will need to get under the skin of your customer, truly understand what they are looking for and promote compromise to reach the point of handing over the keys to a new home the customer adores!


In what at times will be a lone working environment and a work pattern that would involve working both Saturdays and Sundays, drive and motivation alongside a proactive and positive attitude will be paramount. To ensure efficiency, you will need to combine your strong organisational skills, attention to detail and accuracy along with enhancing your brand and product knowledge by becoming an expert in your field to promote strong sales performance.


Key Areas of Responsibility:


  • Proactively search for target customers, effectively manage your database and follow up leads as directed to ensure sales targets are met


  • Take full responsibility for maintaining the presentation of your development, completed homes, the sales office and show arena to an exceptional standard making sure it looks immaculate and inviting


  • Look after all prospective/existing purchasers in a welcoming, professional and efficient manner, delivering exceptional customer service at the highest standard


  • Ensure all customers are financially qualified, matching relevant schemes available with a view to fitting your customer’s needs and maximising profits


  • Managing sales transactions and taking full ownership of the entire purchasing process whilst keeping your customer fully informed


  • Promote the features, advantages and benefits of their panel mortgage brokers and solicitors to your customers to ensure exchange deadlines are met


  • Manage effective relationships with external contacts such as solicitors and IFAs to drive and ensure timely exchanges and completions within deadlines


  • Maintain and grow effective relationships with internal colleagues and on-site construction staff


  • Make sure all administrative requirements are met and provide weekly internal reports and updates


  • Contribute PR/marketing proposals to line management


Core Skills Required: 


  • Excellent customer service, communication and telephone selling skills


  • Pro-active, organised multi-taskers with high attention and eye for detail who are self-motivated and can work efficiently and manage their own workload in conjunction with ever changing customer priorities


  • Experience of working as a team and building strong relationships internally and externally


  • Positive ‘can do attitude’ and an approachable and confident manner with experience of objection handling


  • Ability to work under pressure and to short deadlines


  • Strong verbal and written English, grammatical knowledge and mathematical skills


  • Strong IT and computer skills with knowledge of Word, Excel and Outlook. Confidence with CRM packages or similar systems is an advantage


  • Valid driving licence (and access to own vehicle)



Salary: OTE for the full-time role £36,000; OTE for the part-time role £22,000
